Why one flat price instead of per-unit

Almost all property management software is priced per unit per month, and almost all of it carries a unit minimum — commonly twenty, sometimes fifty. The logic makes sense for the customer that pricing was designed around: a management company billing its own clients per door.

It makes no sense for you. A landlord with five units under a fifty-unit minimum pays for forty-five doors that do not exist, and the bill grows the year you buy a sixth property — precisely the year your cash is somewhere else. Rentmark charges one price for the software, because the software costs us the same whether it is holding five leases or fifty.

The annual price is ten months, not twelve — $199.90 instead of $239.88, so paying yearly saves you $39.98 and works out at $16.66 a month.

What is free, and what the subscription turns on

Rentmark is not free software with a locked upgrade button, and it is not a walled garden either. The line sits at the same place for everyone: setting up your portfolio is free; running it day to day is the subscription. What we never charge for

  • A percentage of your rent. Tenants pay you directly with your own Stripe, PayPal or Zelle details. Rentmark records the payment; it never holds the money, so there is nothing for us to take a cut of.
  • Documents. Leases, addenda, receipts, notices, inspection reports and deposit statements are unlimited and unmetered.
  • Signatures. Sending a lease for electronic signature is included, with no per-envelope fee.
  • Extra users or extra properties. Both are unlimited on the one plan.

Frequently asked about pricing

How much does Rentmark cost?

$19.99 per month, or $199.90 per year — the annual price is ten months, so paying yearly gets you two months free. That is the entire price list. There is one plan, it includes every feature, and it does not change with the number of properties, tenants or leases you manage.

Is Rentmark priced per unit?

No. Most property management software charges per unit per month, often with a minimum of 20 or 50 units that a small landlord will never reach — which is why a five-property owner routinely ends up paying for fifty. Rentmark charges one flat price whether you own one door or forty.

What can I do without paying?

Creating your account is free, and so is building out your portfolio: add your properties, your units, your tenants and your leases, generate a state-aware lease and send it for signature. The subscription turns on day-to-day operations — rent tracking, receipts, reminders, the tenant portal, inspections, accounting and reports. You can also explore every screen in the live demo without an account at all.

Are there setup fees, transaction fees or add-ons?

No setup fee, no per-document fee, no e-signature fee, no add-on tiers. Rentmark never touches your rent — tenants pay you directly through your own Stripe, PayPal or Zelle details — so there is no percentage taken out of a payment either. Your payment processor's own fees, if you use one, are between you and them.

What happens if I stop paying?

Your account stays. You keep access to your properties, tenants, leases and documents, and you can export everything to CSV at any time. The operational sections switch off until you resubscribe. Nothing is deleted for non-payment.

Do you offer a discount for annual billing?

Yes — $199.90 for twelve months instead of $239.88 paid monthly. That is two months free, and it is the only discount there is. There is no negotiated pricing, no volume tier and no enterprise quote, because there is only one plan.

Does the price go up as I add properties?

No. Unlimited properties, units, tenants, leases, documents and inspections are included at $19.99/month. A landlord with two units and a landlord with thirty pay exactly the same.

How do I cancel?

From your billing page, in one click, at any time. There is no notice period and no cancellation fee. Your subscription runs to the end of the period you already paid for.
