Is Rentmark Deal Analyzer free?

Yes. Every calculation — cash flow, cash-on-cash, cap rate, DSCR, the 1% rule and your max offer price — is free, with no account needed. Deal Analyzer Pro ($29.99/month) adds automatic rent estimates from local rental data, deals synced to your account and branded reports.

Which listing sites does it work on?

Zillow, Redfin and Realtor.com property pages. Open a listing and the numbers are filled in for you. For any other property — an off-market deal, a wholesaler's email — you can type the details in by hand and get the same analysis.

Which browsers are supported?

Google Chrome on desktop, plus the browsers that install extensions from the Chrome Web Store: Microsoft Edge, Brave, Arc and other Chromium browsers. Browser extensions don't run on phones.

Where does the rent estimate come from?

When the listing shows a rent estimate — like Zillow's Rent Zestimate® — Deal Analyzer uses it and says so. Otherwise, enter the rent you expect. Pro will add property-level estimates from local rental data. Either way, the source is always shown and you can overwrite the rent with your own number.

How is the mortgage rate chosen?

We start from Freddie Mac's weekly 30-year fixed average and add a small investor premium, because loans on investment properties usually cost more than loans on a home you live in. You can change the rate, the down payment and the term at any time.

What does the extension read on my browser?

Only the listing page you have open, and only on Zillow, Redfin and Realtor.com. It doesn't read other sites, doesn't track your browsing history and never stores the listing's photos or description.

Is the verdict financial advice?

No. Deal Analyzer shows estimates based on the listing and on assumptions you control, and tells you whether a deal meets the targets you set. Always verify taxes, insurance, rents and financing before making an offer.

Do I need a Rentmark property management account?

No. Deal Analyzer is its own product with its own plan. Rentmark also makes property management software for landlords, but you don't need it — or pay for it — to use Deal Analyzer.
